Is there a building code and regulation agreement?

Yes. You will find the building code and regulation agreement attached to each title. Interested Purchasers may obtain a copy by contacting Goldridge Enterprises Inc. 

What size of dwelling must I build?

No dwelling shall be erected on any of the lots on the said Land which has an above-grade floor area less than:

  1. 800 square feet in the case of a bungalow, bi-level or split level dwelling;
  2. 1200 square feet in the case of a two story dwelling

How long do I have between the time I purchase the lot and the time I have to build?

Building construction shall be completed within 5 years from the date of purchase of the lot. Completed shall be defined as having an exterior not less than 90% complete with power connected and operational. 

Can I move a building onto my lot?

Yes, however all buildings shall be built of new construction material  only constructed on site or a RTM home. Relocated residences, portable or mobile homes are strictly prohibited. 

What side of the lake is Bay View Estates located on?

Bay View Estates is located on the east side of Morin Lake.  You can enjoy the beautiful sunsets across the lake to the west every evening and admire the beauty of the untouched forest. 

How big is Morin Lake?

Morin Lake is approximately 4.5 miles long and one mile wide. .

Is there a boat launch available?

A public boat launch is available and is located in the Morin Lake Regional Park. 

Are there any restrictions on boats or watercraft on Morin Lake?

 There are no restrictions. 

What type of fish are in Morin Lake?

It is home to a variety of fish species, which includes Walleye, Northern Pike, Whitefish, and Perch. 

How do I dispose of household waste?

Metal waste bins are available on the subdivision site for household  waste.  Re-cycle bins are available in the regional park. The local landfill is also accessible to all land owners. 

How do I dispose of sewage waste?

Sewage disposal on each lot shall be by means of a septic holding tank.  Installation and hook up will be the responsibility of the Purchaser with installation completed by a contractor approved by the Prince Albert Parkland Health Region and the Developer. Out houses are strictly prohibited! 

What services are provided with the lot?

Underground power, gas and telephone are available for hook-up by the Purchaser. Owners must provide their own water system.

Who looks after the roads?

The municipality will maintain the access road year round. Construction  and maintenance of driveways and approaches are the responsibility of  the Purchaser. 

What about taxes?

Property taxes are within the Rural Municipality of Canwood, No. 494,  who sets the tax rates and assessments. Contact the RM at (306) 468-2014  regarding your property. 

Can I erect a dock in front of my lakefront cottage?

Seasonal docks (which must be removed in the fall) are permitted, provided they conform with government regulations.
